Development Review - Site Plan Approval
Site plan approval is required for all new development except 1- and 2-family dwelling units and their accessory buildings and for projects involving interior construction that does not increase the footprint or square footage of an existing building or result in a change of use affecting fire codes, required parking, landscaping or other zoning ordinance requirements.
The process begins with review of a concept plan by the Development Review Committee (the DRC includes planning, engineering, building, fire, operations and private utility company staff). This review allows the applicant to meet with all of the departments that may affect the project, all at one time. The DRC will provide guidance for meeting the requirements of the Zoning Ordinance and other applicable City requirements.

The Development Review Committee will determine if the project requires major site plan review, or if the project is simple enough to warrant minor site plan review. A major site plan must be prepared and submitted for final review by the DRC. A minor site plan can be sent to the Administrative Officer for compliance review.
